For twenty years our statistics have precisely reflected the trends of the housing market in Verbier. However, since 20005, because of false restrictions with the market, we have had to estimate the results we publish.

 

Bearing in min the new legal requirements applied to the canton of Valais (Lex Koller), you should notice a high disparity between properties which can or cannot be sold to foreigners. 

 

This table enables the specialist to foresee the trend of the Verbier property market.

Evolution of prices (apartments) per m2 and of stock (apartments + chalet) for sale in 2007 PDF Print E-mail

Bearing in mind the very small quantity of items on the market, it is vital to put this statistic in perspective.

 

So, when we look at resale properties, we can see that for the first time price have gone down which corresponds to the actual market.

 

For new properties there are only two residences on offer which can be taken into consideration.

Because the price per sq. m. has risen strongly over the last few years, while the number of transactions has remained more or less the same, the average price of the properties has logically grown. For its part the Commune de Bagnes registered transactions worth more than SFr. 400 million in 2006 for Verbier (and more than SFr. 1 billion over the last three years together).prixmoyenobjetvendugb

On analysis, this curve shows little progression in the price per sq. m. of new properties with that of resales. For 2007 one should notice a strong rise.

 We have excellent contacts in the Uk, and in London in particular, which explains why we have a large number of British clients. However, Verbier is still a very cosmopolitan resort. Our address book which  has more than 2,300 potential buyers, of which 90 % are via e-mail, (come from all over the world).

This is probably the curve that has risen the most in the last few years ! There is great demand for bigger properties. This is explained in a large part by the quality of client in Verbier. However, it is also important to note that more and more "foreigners" would like to live full time in Verbier and these new "bagnards" need more space for their main residence.
